Terms and Conditions include, but are not limited to, the following:
Quotes received from Hard Hat Construction LLC are valid for 30 days. After 30 days, costs are subject to change. Quotes will only be given after a site visit to give a fair and accurate estimate. Quotes that are scheduled more than 30 days out may require additional contingency to cover the possible increase in materials. No more than 15% of materials.
Any changes to an existing contract will require a fee of $150. The cost of the change is subject to increase or decrease, depending on the materials & labor required.
Contracts may also include a contingency to cover any work required that may not be seen at the time of estimate (e.g., behind walls or under flooring that cannot be seen before demolition). Before the final payment, the bill will be updated with an itemization of the contingency used. Any unused contingency will be removed from the final bill. The contingency cannot be used to cover change orders if requested.
For contracts over $5000, payment will be required in 25% increments, with the first payment due at scheduling, the second due once the job is at 50% completion, the third due once the job is at 75% completion, and the final payment due upon 100% completion.
Non-payment may result in property liens, legal action, and late payment fees of 1.5% per month starting on the 31st-day payment is late per Section 28 of the Texas Property Code: Prompt Payment to Contractors and Subcontractors. Any and all legal fees will also be charged back to the client.
